Lowe's Home Improvement Warehouse
Wade Trim provided site design for a 165,000-square-foot Lowe’s prototype on 15 acres
in Bagley Township, Michigan. We completed ALTA survey, location of property easements
and soil borings, utility design and roadway improvements. We also
conducted a traffic study to resolve access and traffic concerns and
designed a five-lane access road into and through the development
with realignment and reconstruction of adjacent local roads.

Kohl’s Department Stores
Wade Trim provided survey, site design and construction phase
services for development of a 62,000-square-foot Kohl’s in Livingston
Township, Michigan. Services
included design of the entrance drive and parking for 400 cars,
landscaping, and storm drainage and retention. The design provided
for extension of a three-lane section on M-32, construction of a
right-turn lane, and a frontage road to allow future developments
to access M-32 through the Kohl’s entrance drive. The project was
completed less than one year from groundbreaking.

Meijer Corporation
Wade Trim has worked with Meijer Corporation since 1983. We have
provided traffic engineering services on over 30 sites in Michigan
and Ohio. We have performed traffic impact analyses for new Meijer
sites with convenience stores and gas stations to determine how
the new developments will impact adjacent streets. Our traffic
planning services have included recommendations for driveway access
and traffic circulation and studies to determine the need for traffic signals.

Target Distribution Center Traffic Impact Analysis
Wade Trim performed a traffic impact analysis to determine how the
Target Distribution Center in Charleston Township, Michigan, would impact traffic
on adjacent streets. Our study showed that usage during peak periods
would make existing traffic controls inadequate. Four control options
were reviewed to determine the best level of operation. Wade Trim also
performed a traffic impact analysis for a Target Store in Grandville, Michigan.

The Home Depot
A 115,000-square-foot Home Depot and 8,000-square-foot restaurant
development was proposed for the new quadrant of the US-131 and M-89
intersection in Plainwell, Michigan. Wade Trim completed a study to determine
the potential development’s impact on traffic for the adjacent Meijer accesses
and streets. We provided recommendations to mitigate traffic impacts
of this development. Reasonable intersection operations were achieved
at all study area intersections.
