Milford Community Master Plan
The neighboring communities of the Village of Milford and Charter Township of Milford have developed
a strong and mutually-beneficial relationship. Building upon this, the two Michigan communities
embarked on a planning process to create a more relevant and efficient Master Plan that maximizes
the benefits to each community. A unified set of goals and objectives as well as a community-wide
Future Land Use Plan were formulated using a process that incorporated a variety of opportunities
for citizen contribution. The Plan was complimented by a Green Infrastructure Plan that focused on
the preservation of important natural features within the community, and a Building Regulating Plan
that outlined the building placement and public realm standards for the village center.

Redford Township Master Plan
To address changing trends and contemporary issues in their community, the Charter Township of Redford,
MI, updated their 20-year-old Master Plan. The update featured a full assessment of housing conditions
and a market assessment to gauge potential demand and opportunity for residential, commercial, office
and industrial development. In addition, six “enhanced planning areas” were identified for
neighborhood-level analysis and evaluation. Improvement strategies and proposed land use changes were
identified for each enhanced planning area.

14 Street West Community Redevelopment
Residents, developers and county officials are working together to improve the 14th Street West Community
Redevelopment Area (CRA) near downtown Bradenton in Manatee County, FL. Wade Trim has assisted in these
efforts by helping the County establish the CRA and complete an award-winning Community Redevelopment
Plan that addresses urban form, design quality and community appearance; crime and public safety; and
infrastructure and public facilities. In addition, an Overlay Zoning District and Design Guidelines were
developed as a regulatory and incentive tool that will promote a shared vision for the corridor and
advance redevelopment activities.

Alma Waterfront Brownfield Redevelopment Plan
Wade Trim prepared environmental assessments and redevelopment
plans for an 11-acre waterfront site located at the edge of
Alma’s central business district along the Pine River.
The site will be redeveloped to an attractive waterfront
that can provide investment opportunities for recreation,
commercial office and housing developments. Wade Trim’s
design connects Main Street to a new riverfront promenade
through the extension of existing downtown streets, providing continuous
public access at the water’s edge.
The master planning and remediation plans for developing the site were accomplished
in a planning framework of public participation meetings that
included business leaders, private institutions, and the general public. The Master Plan
received a Merit Award from the Michigan Chapter of the American Society of Landscape Architects.

Durand Master Plan Update
Wade Trim helped the City of Durand, Michigan, with a comprehensive program to update the City’s
existing Master Plan. The City wanted a Plan developed to attract new growth and development
while preserving the City’s unique heritage and small town character. Citizen
involvement was encouraged by a series of community visioning sessions, workshops, and
a project Web site. Through public involvement, a Future Land Use Map was created to guide
the City in future land development projects. The Master Plan also included the designation
of a new regional commercial area near the Interstate 69 freeway interchange. The purpose of
the sub-area study was to create a regional commercial district that is both consistent
with the existing character of the City and complimentary to the City’s Downtown.

Northeast Village Neighborhood Development and Revitalization Plan
Partnering with a Flint Neighborhood Citizen's District Council (CDC), Wade Trim
created a Neighborhood Development and Revitalization Plan in a diverse urban
neighborhood. This plan provided community analysis, goals and objectives, implementation
strategies, and substantial support data that will empower the CDC to pinpoint
and prioritize community development projects. Through
a partnership between the project team and community residents, the neighborhood plan
details a plan of action with supporting documentation to channel the CDC's efforts and help
transform this modern urban community.
